Doing the Math...

DoingthemathI received a call from The Woodlands Development Company yesterday and they wanted to know how closed sales in The Woodlands, Year To Date, compared to closed sales for the same time period during 2004.  So I jumped on the computer, logged onto the Houston Board of Realtors Multiple Listing Service Database and crunched the numbers.  Time Period 1.1.04 - 9.29.04 compared to 1.1.05 - 9.29.05 - The Woodlands, Closed Sales, Single Family.

Here's what the research reveals...

Total Number of Closed Sales/All Brokers

Closed Sales 2004 = 1,683
Closed Sales 2005 = 1,960 (UP 16.45%)
*Thanks to the extra efforts and excellence of our team our Closed Sales for 2005 compared to 2004 are almost double the MLS figure...our closed sales are up 32.7% Year To Date - WOW you rule.

I also did additional research for current active listing inventory....

Active Listing Inventory by broker
MLS = 811Active Listings (down about 17.2% compared to last year at this time.)
Prudential Gary Greene Realtors leads all brokers = 202 active listings
Re/Max Spring Woodlands = 162 active listings
Keller Williams Realty/Woodlands = 97 active listings
Coldwell Banker United Realtors = 86 active listings
Heritage Texas Properties = 20 active listings
Martha Turner Properties = 5 active listings

So what does all this mean...

The real estate market in The Woodlands Area is HOT.  Sales are up 16%+ and active inventory is down 17%.  It's a seller's market. The team and the individual with the most listings will enjoy the most success.  Also, this research confirms that we continue to lead all brokers in the market place.  We have more listing inventory than everyone and our Year To Date Success in getting our listings SOLD is double the MLS average.  And according to the MLS stats for the 1st half of 2005, our sellers are delighted because we are selling them homes faster and for more money...no doubt we will lead the market when the 3rd quarter results are added.

It's all good....let's keep our eyes, ears and minds open to discovering who needs our expertise and excellence...everyone wins.

Which are you...OPEN or CLOSED?

OpenclosedWhat I mean is...when you're out and about, running errands, doing research, preparing for listing appointments, showing properties, attending closings, meeting with vendors and all of the other million things you do - when you interact with people who don't know you - how would they know that YOU are a Real Estate PRO?  What if the next person you met needs real estate expertise, service and advise?  How would they know that you are the exact, perfec PRO would could help them?  Are you OPEN or CLOSED?

GetstartedTo reach our personal "Emerald City"...we have to skip, hop, step, jump, walk, sprint, jog and venture forward into the unknown...one big bold technicolor adventure.

Just 92 days until the New Year - 2006 begins...less than 60 days till Thanksgiving and less that  30 or so days after that we'll all be celebrating Christmas. NOW is a perfect time to take actions that will insure we  and the ones we love, have a festive and blessed Holiday Season and to insure that we have a "rock solid" plan that will position us for zesty success in 2006.

I'll be touching base with each team member to set a convenient time to meet and discuss how we can insure that the last quarter of this year is as blessed as you would like it to be and we'll share some ideas on how to create explosive success and leverage in the first quarter of 2006.

Whew!

MissedbullseyeThere are no winners.  It looks like the Greater Houston Area and our community dodged a bullet.  Let's count our blessings and as more information becomes available, we'll look for opportunities to help those who got smacked down by RITA.  More info. to follow.

Office Hours/Hurricane Update...

We wish everyone safety as the Hurricane makes landfall.  Our office will be closed Thursday, Friday, Saturday and Sunday.  I understand that CSS and local Title Companies will be closed Thursday & Friday as well.  Our Tech Wizards will be in the office Thursday buttoning up the network, fax machines etc.  The greatest real estate show on earth will be pretty much "dark" until the storm passes.

I will be staying put...so, if you need to contact me and the phone circuits are working, just give me call.
