Doing the Math...
I received a call from The Woodlands Development Company yesterday and they wanted to know how closed sales in The Woodlands, Year To Date, compared to closed sales for the same time period during 2004. So I jumped on the computer, logged onto the Houston Board of Realtors Multiple Listing Service Database and crunched the numbers. Time Period 1.1.04 - 9.29.04 compared to 1.1.05 - 9.29.05 - The Woodlands, Closed Sales, Single Family.
Here's what the research reveals...
Total Number of Closed Sales/All Brokers
Closed Sales 2004 = 1,683
Closed Sales 2005 = 1,960 (UP 16.45%)
*Thanks to the extra efforts and excellence of our team our Closed Sales for 2005 compared to 2004 are almost double the MLS figure...our closed sales are up 32.7% Year To Date - WOW you rule.
I also did additional research for current active listing inventory....
Active Listing Inventory by broker
MLS = 811Active Listings (down about 17.2% compared to last year at this time.)
Prudential Gary Greene Realtors leads all brokers = 202 active listings
Re/Max Spring Woodlands = 162 active listings
Keller Williams Realty/Woodlands = 97 active listings
Coldwell Banker United Realtors = 86 active listings
Heritage Texas Properties = 20 active listings
Martha Turner Properties = 5 active listings
So what does all this mean...
The real estate market in The Woodlands Area is HOT. Sales are up 16%+ and active inventory is down 17%. It's a seller's market. The team and the individual with the most listings will enjoy the most success. Also, this research confirms that we continue to lead all brokers in the market place. We have more listing inventory than everyone and our Year To Date Success in getting our listings SOLD is double the MLS average. And according to the MLS stats for the 1st half of 2005, our sellers are delighted because we are selling them homes faster and for more money...no doubt we will lead the market when the 3rd quarter results are added.
