Can you feel the market picking up speed? It is!
A quick snap shot from MLS: Click on the picture for a larger version.
It looks like projected January written sales will top out in the 170 range...a healthy 14% improvement over January 04. Not to shabby.
Good News...our team is already ahead of last years January written sales number. With three days left in the month...we could end up with a 20%-30% improvement over January 04. WOW...you're good.
I believe 2005 is going to be a "Break Through Year" for PLAYERS. Are you a PLAYER? What do you think? (Leave me a comment?)
The rest of the story...as it has historically, beginning in mid January, listing inventory in The Woodlands begins to swell and grows through April or May. Ahhh, but here's the deal...current active listing inventory is already 21% higher than last year's at this time. What does this mean to you? If listing inventory is up 21% and written sales are up 14% - - - the agents with listing inventory benefit the most - - - the more listings you have the more you will participate in a "HOT Market". Sadly, if you don't have listing inventory...you're sorta screwed...kinda like swimming up stream against the flow. It can be done, but it's a lot harder than speeding along with the current. Listings inventory is the key to everything.
Bottom Line: Opportunity is swirling...go meet people...make a connection, strike up a conversation...discover how you can help...everything else will take care of itself.
We had a great time didn't we? It's fun to get together and visit. We'll miss the Pamster.

Another fun event is just around the corner. Hopefully you can join us (Linda Sawyers, Robyn and I + ?) at Flemings Steak House for their Wine Dinner - Details Here and Here.
If you're going to be able to make it leave us a comment below.
This story appears in this weeks issue of The Villager newspaper. Grab a copy and check it out. Also, congratulations to Michele Flory and the Flory Team, named by The Villager and Conroe Courier Newspapers as the 2004 Top Producer for The Woodlands and Montgomery County. I will post the story when they throw it up on-line.
I had no idea you could order custom color M&Ms and include your own message as well.
If you can customize candy...I guess we better make sure that our marketing and service plans are customized as well...right.
You know those old crappy looking and rusted sign frames we had hanging in the Sign Room. Whooossshhhh...they are all gonzo...history...outahere.
Our Sign Room is Chock-Full-O brand spanking new Sign Frames. These gleaming white Sign Frames are just itching to be planted in front of your new listing.
A special thanks to Linda and Dick for doing all the heavy lifting to make it happen.
I thought these "pearls of wisdom" from Kathy Sierra were definitely worth sharing.
Think about it...if it's true that everyone we know probably knows between 3 and 10 other Realtors...if you're unremarkable (mediocre)....you get lost is a sea of boring sameness. Nobody wants to hire, recommend, refer, choose or even remember mediocre. Yikkess, whatever we do...let's not fall in the middle.
Read Kathy's Pearls by clicking here. Then consider what and how you do what you do.
