Going UP, UP, UP!

HeadingupOur real estate market is boiling over with opportunities.  As I posted previously, sales are exploding...well positioned listing inventory is being gobbled up...yea!  If ever there was a time to really redouble our efforts to take new listings..the time is now.   Equally critical...taking advantage of this "frenzy" to insure our sellers get their properties SOLD for Top Dollar...right now.

According to MLS stats, current listing inventory in The Woodlands is 1,000 properties.  The Average Number of Days On The Market  for an active listing  is 99 Days.  The Average Number of Days On the Market for Listings that have Pended/Sold this year is 90 Days On The Market. 

What does this mean to you/us/our sellers?

If we/you have an active listing(s) that has been on the market for more than 99 days...it's wise to reevaluate the situation and take immediate action to reposition your listing.  In an obviously  hot market like this...with your expertise and our collective marketing dominance...our/your listings should sell faster than our competitors and the MLS average (2004 results show we outperformed  every competitor in this category).

I've run an MLS Listing Inventory  report which includes the Number Of Days On Market for each of our/your active listings...I'll put this report in your in-box...take a look.  If your inventory is fresh...awesome...run out and get some more.  If your inventory  needs refreshing...click here for  Strategy and click here for a "Check List"...then develop a plan to reposition your listing.  If you'd like,  I would be happy to visit and help you brain storm, strategize and plot your success. If you're name does not appear on our Listing Inventory List...RUN don't Walk...make contact and find someone to help.

RuthannmcgeeSay hello to our new team member, Ruthann McGee.  Ruthann was born and raised in Conroe and has lived in The Woodlands for a total of 10 years.

Ruthann, her husband Don and their three kids ( Carl -16, Reagan - 11 and Haley - 9) live in Peaceful Canyon with their dog Max and Sally the cat.

The McGee family attends Stone Bridge Church, love to travel and are avid Skiers.  Ruthann enjoys running, great music and socializing with friends.
